Propchain is a technology infrastructure company building the data, validation, and intelligence layer for institutional real estate capital markets. Its mission is to replace the fragmented, manual, and intermediary-dependent infrastructure of the world's largest asset class with a unified, verified, and programmable system that institutional capital can rely upon.
Propchain operates on the thesis that institutional real estate — a $12.5 trillion professionally managed market — functions on data that has never been independently verified, workflows that extract significant cost from every deployed dollar, and compliance obligations that only purpose-built infrastructure can satisfy. Artificial intelligence is now automating the cognitive work of every intermediary in that ecosystem simultaneously. The infrastructure that capital flows through when the intermediaries are gone is what Propchain is building.
Propchain was co-founded by Robin Ubaghs and Alexander Ingwersen and operates under the strategic oversight of the Welfare Group board. It is headquartered in Dubai, with engineering and operations across the group's international footprint.

Propchain operates as three integrated layers, each independently useful and mutually reinforcing.
Layer 01
Data
Real estate information is ingested directly from the systems where it already lives — property management platforms, transaction data rooms, ERP systems — and structured against jurisdiction-specific institutional standards including the German gif index, RICS Red Book, INREV SDDS, and AIFMD reporting schemas.
Layer 02
Validation
Every consequential event — every document processed, every permission granted, every AI action taken — is anchored on-chain as an immutable cryptographic proof, producing an audit trail no single intermediary controls.
Layer 03
Intelligence
AI workflows operate on the verified foundation the first two layers establish, with every output written back as an auditable proof — including Know Your Agent, Propchain's compliance framework for high-risk AI systems under the EU AI Act.

What Propchain solves
Institutional real estate transactions involve between 7 and 12 separate service providers in a typical deal. Average time to close runs 6 to 12 months. Capital deployment in a closed-end fund typically takes 24 to 36 months.
ESG compliance disclosures under the EU's Corporate Sustainability Reporting Directive require building-level verified energy data that most fund managers cannot currently produce. The EU AI Act creates hard compliance deadlines for AI systems used in real estate valuation and credit decisions.
Propchain's infrastructure addresses each of these structural problems at the data layer — not by building a better application on top of the existing system, but by replacing the fragmented data foundation that makes every existing process slow, expensive, and difficult to verify.

Both sit within Welfare Group. Prop.com is the operating real estate investment business; Propchain is the technology layer that supports institutional real estate capital broadly. They share a holding company but are operated as distinct businesses.
