Prop.com is a real estate investment and asset management business operating across two primary strategies — European residential investment, focused on micro-living and residential refurbishment across Germany, Luxembourg, and the wider DACH region, and UAE residential investment, focused on luxury villa refurbishment and sale to owner-occupiers in Dubai's premium districts.

The business was founded by Robin Ubaghs and Alexander Ingwersen and operates under the strategic oversight of the Welfare Group board. Its holding company is incorporated in the Abu Dhabi Global Market, with its principal operating office in Dubai.

Prop.com is structured around three integrated functions: PropCapital, which covers deal sourcing, structuring, financing, due diligence, and execution; PropManagement, which covers asset management, portfolio oversight, and investor reporting; and Propchain, the proprietary technology platform that powers the digital infrastructure across the business — from AI-supported underwriting and live portfolio monitoring to digital building management, smart metering, and automated letting and reporting workflows.

Europe

Micro-living, residential, and ground-up development.

Prop.com's European strategy focuses on micro-living and residential assets across German metropolitan areas and university cities, with a broader mandate extending to residential portfolio acquisitions, selective office transformation opportunities, and ground-up mixed-use development in Luxembourg.

Since launching its European strategy in 2025, Prop.com has acquired a 315-bed student housing complex in Trier, Germany, secured three further transactions under exclusivity, and is developing NEST Belval — a fully permitted, new-build mixed-use development on a freehold plot in Belval, one of Luxembourg's most dynamic growth districts. NEST comprises 70 residential units, 5 office units, 12 retail units, and 114 indoor parking spaces across 8,985 sqm of lettable area.

UAE

Luxury residential.

Prop.com's UAE strategy focuses on the acquisition and refurbishment of premium villas in Dubai, partnering with leading UAE and European contractors to upgrade each property to luxury standards before sale to owner-occupiers.

Current activity is concentrated in Jumeirah Islands, Emirates Hills, and Al Barari, with completed investments spanning multiple Dubai districts.

Prop.com takes a vertically integrated approach across the full investment lifecycle — from sourcing and structuring through to asset management, reporting, and exit.

Financial planning, transaction structuring, process organisation, contract negotiation, and strategic decision-making are handled internally by the PropCapital and PropManagement teams. Technical and operational asset management is executed through a network of established local partners, creating a separation of asset and property management that ensures rigorous checks and balances across the portfolio.

Technology is embedded across the platform through Propchain — covering AI-supported underwriting, live portfolio monitoring, digital building management, smart metering, and automated letting and reporting processes. Independent audit of Prop.com's investment products is conducted by Ernst & Young Luxembourg.
